Planning Board · Meeting of October 19, 2026

Duxbury Planning Board approved an accessory dwelling unit and advanced comment letters on two 40B housing proposals facing state deadlines. The board voted 4-0 with Chair Kristin Rappe abstaining to approve the 897-square-foot ADU at 43 Pilgrim Byway, after resolving a lot-size survey error that confirmed the parcel at 51,313 square feet. Members also finalized draft comments on the Miramar and Residences at Dexter Estates 40B projects, with resident Steve Schroeder warning that "that speaks to me about how careful they're going to be" given repeated application errors.

Rappe noted the Dexter Estates rentals could add "50 to 60 units" toward affordable housing. Planning Director Matthew Heins proposed raising the department's legal-services budget line to $12,000 for fiscal 2028, up from a $6,195 appropriation the board exceeded last year.
