Duxbury Planning Board approves a 6 Duxbury Trail ADU after a floor-area fight, lets a Chestnut Street bid withdraw. Chaired by Kristin Rappe, the board voted unanimously to approve administrative site plan review for the 899-square-foot unit after member James B. Lampert pressed on whether a six-foot-seven "crawl space" was really an exempt structure under state building code or a basement that should count toward the town's 900-square-foot ADU cap.
Planning Director Matthew Heins said the building inspector verbally confirmed the 899-square-foot calculation, though written confirmation was still pending. The board separately let a 161 Chestnut Street ADU applicant withdraw "without prejudice" over Lampert's objection that undisclosed site issues warranted a tougher standard. Members also reviewed a preliminary $3.5 million capital request to raise flood-prone Snug Harbor infrastructure, which Heins called "virtually impossible" to fund this cycle, and agreed to revisit ADU basement-space rules at the Sept. 14 meeting.
